As the most credentialed inspection team in the area, we aim to make your home-buying process, which can be equal parts stressful and exciting, go as smoothly as possible.
Our philosophy is to be a customer service company that happens to know a lot about houses. Our home inspection reports average over 120 photos of defects and informational items of reference. We also provide infrared/thermal imaging and drone photography when possible to give you the most information needed to move forward with the home-buying process.

Services
State-licensed wood-destroying insect inspections
- This inspection focuses specifically on identifying the presence of wood-destroying insects, such as termites, carpenter bees, carpenter ants, and powder post beetles. These pests can cause significant structural damage to a home. State licensing indicates the inspector is qualified to recognize signs of these insects.
- As a courtesy, we note other pests if we observe evidence of their presence.
- This inspection is required for all VA-Loans.
Mold and indoor-air-quality testing
- According to The CDC, “No matter what type of mold is present, you need to remove it.”
- Mold can be a very serious health risk, even when not visible. We offer a 100% refund on all mold testing of 3 or more air samples if no mold is detected.
- IAC2-certified mold testing, including air sampling, surface swabs, and surface tape sampling:
- Mold testing is conducted to determine the presence and extent of mold growth in a property. IAC2 certification signifies that the inspector has met the standards of the International Association of Certified Indoor Air Consultants.
- Air sampling: Air samples are collected to measure the concentration of mold spores in the air.
- Surface swabs: Collects samples from surfaces where visible mold is present.
- Surface tape sampling: Uses adhesive tape to lift mold samples from surfaces.
State-licensed radon testing
- Radon is a naturally occurring radioactive gas that can enter homes and pose a health risk. Radon testing measures the radon concentration in the air to determine if mitigation is necessary.
- According to The State of Ohio, half of all radon tests come back with unsafe levels. In our experience, we see one-third with unsafe levels.
State-licensed well & septic testing
- This testing is crucial for homes that rely on private well water and septic systems.
- Well testing: Evaluate the quality of the well water for contaminants.
- Septic testing: Assesses the functionality of the septic system to ensure it’s operating properly.
- These tests are mandatory in certain counties and communities.
Bacteria testing for Total Coliforms, E.coli, and Enterococcus bacteria
- This is testing performed on surfaces contaminated from sewage exposure, such as sewer backups or overflowing toilets.
- These tests look for specific bacteria that indicate fecal contamination and, therefore, a risk to human health.
Sewer line scoping
- This involves using a specialized camera to inspect the interior of sewer lines. It can identify problems such as cracks, blockages, and root intrusion.
Digital property scans
- This service uses advanced technology, such as 3D scanners, to create a detailed digital property representation. This can be used for various purposes, including creating virtual tours, generating floor plans, and documenting property conditions.
- The overwhelming majority of county records and listings use estimated square footage. It is statically implausible that almost every home has such a clean number for its square footage.
- Square footage is the primary determinant of value, and for the immense majority of the digital scans we provide, we get a number lower than the listed square footage. These reports often allow our clients to get appraisers to adjust the home’s value based on the accurate square footage.
- With the price per square footage in Northeast Ohio ranging from $50 to $170 per square foot, a difference of just a few feet can lead to significant savings.

What discounts are available?
Our Three Peaks Bundle is always available. This bundle includes a home inspection, 3-sample mold test, and wood destroying insect and pest inspection, and is over $100 cheaper than buying these services separately. The majority of significant health, safety, and structural issues are part of these services.
We periodically offer other discounts during certain times, so feel free to ask.
We also offer a $25 discount when we are first contacted by text.
What is your most underrated or overlooked service?
Without question, the digital property scan is the most overlooked and underrated service we offer. As the name suggests, we create a digital scan of the property. Options include a 2D floorplan, a 2D floorplan with furniture present, and up to a digital 3D walkthrough video of the house.
There are a few benefits to this service; the first is that it provides the measurements of the rooms, so you do not have to guess about the dimensions and sizes of the rooms before you move in.
But the MOST IMPORTANT aspect of this service is that it gives an exact square footage of the building. When it comes to pricing a house, it all comes down to the average price per square foot price of similar homes in the area. But it turns out that the published square footage of most homes is an estimate from the builder or does not include changes made to the interior that have decreased square footage, such as adding permanent storage, adding or decreasing closets, or other modifications that make parts of the floor space unusable.
By having an exact square footage of the house, three things can happen:
- The square footage is lower than the published amount, so the appraiser will lower the value of the house to matc.h
- The square footage is higher than the published amount, so you are getting the house at a better deal and selling it for money because it ended up being larger than initially expected. You will have to eventually submit the larger square footage to the county.
- The square footage is exactly as published. This is extremely rare. It is so rare that we have yet to encounter it.
Price per square foot in this area can range from $50 to over $150 per foot, so a difference of even a few feet can add up very quickly.
Do you offer non-traditional inspections?
Sometimes, our expertise fits needs outside the traditional scope of a home inspection or other related services, and we are always happy to help.
This is usually in the realm of lawsuits. We typically work with 20-30 clients yearly who need our legal dispute services. We have assisted non-profit and traditional legal teams with landlord-tenant disputes, construction negligence, health & safety issues, mold testing, code violations, and lawsuits involving professional negligence or incompetence.
